Taxes
Property Taxes- ABL Tax (quarterly): .45% (estimation) of the value of the property/year
- Property Tax (yearly): .75%/year
- Note: It is YOUR responsibility to pay the AFIP (equivalent to the I.R.S.) your property tax. You will not receive a bill. And if you don't pay your property taxes, you will pay a penalty of 25% for every year that you're delinquent. This can be a very costly mistake if you are in process of selling property in Buenos Aires - because the government will not allow you to transfer the deed until all back taxes are paid. During the purchasing process, it's important to use a qualified Escribano to be certain that the seller isn't transfering title of the property with back taxes.
Capital Gains Taxes
- Capital Gains Tax: 0% (if purchased as an individual) -- Note: If you purchase property in Argentina as a corporation, you may have to pay up to 35% in capital gains taxes.
- Transfer Tax: 1.5% of the sales price, however this can be waived if you're immediately investing the proceeds in another Argentinean property purchase.
- Note: When selling a property, the Escribano is forced to keep 1.5% to pay the Transfer Tax, unless you can show documentation that the proceeds of the sale are being reinvested into another property.
